Every figure on this page is computed from the inputs you enter, by the method stated below it. BreakerDesk publishes no market averages and quotes no survey: the defaults are a worked example to replace with your own.

An electrical inspection checklist walks a property the way an inspector or a buyer's electrician would: the service and the panel, the grounding and bonding, the branch circuits and their protection, the receptacles by room with the GFCI and AFCI coverage, the visible wiring, the smoke and CO provisions, and the exterior. Each line takes a condition and a note, and the findings become scored recommendations. The electrician receipt template on this site turns the visit into a signed record, free and without an account; BreakerDesk Pro files the checklist against the property.

The service and the panel

Service size, conductor condition, the panel's make and age, breaker types, double-taps, spare ways, the labelling. The panel block is the record the upgrade conversation is built on later, which is why its age and size are written, not remembered.

Grounding, bonding, protection

The grounding electrode and its connections, the bonding of water and gas, GFCI where wet locations need it, AFCI where the code asks, the breakers matched to the conductors. Findings here head the recommendations.

Room by room

Receptacles tested, polarity and ground, switches, fixtures, the visible junctions, the basement and attic runs, the exterior and the disconnect. A fixed walking order is what keeps the two-hundredth item honest.

Findings into work

Each defect gets a severity, a recommendation and a price from the book, and the customer signs what they saw. Pro files the checklist and prices the recommendations. From the vendors' own pricing pages: Tradify lists Lite at $47, Pro at $51 and Plus at $61 per user per month; Jobber lists Core at $49 per month for one user with additional users at $29 each; Housecall Pro lists Basic at $59 per month billed annually or $79 monthly. BreakerDesk Pro is $47 per month for the whole crew.
